The process for commercial conveyancing is very similar to domestic conveyancing, though there are extra details to be considered. As with any large investment project, ensure you have all the information you need by contacting the experts.
LEGAL TRANSFER OF OWNERSHIP
Commercial conveyancing is the legal transfer of ownership of a commercial property. A commercial property is defined as any property that is primarily used for commercial, rather than residential reasons. These include pubs, retail premises and cafes. They can also include offices and industrial or manufacturing units. Buying commercial property
As with residential conveyancing, commercial conveyancing is a detailed and complex process. If you are buying, our expert solicitors will:

Conduct extensive property research, including the property searches and title investigation and inform you of any issues

Review the contract and ensure that the Commercial Property Standard Enquiries are completed

Complete the transaction and exchange contracts

Update HM Land Registry with the new owner details

Send the Stamp Duty Land Tax paperwork to HMRC
Selling commercial property
If you are selling commercial property, we will:

Draft the contract and produce the lease and title deeds and any other paperwork

Complete the paperwork for the Commercial Property Standard Enquiries, which is a standard set of questions about the property

Negotiate and review the terms of the contract, transfer deeds and the lease.

Answer any enquiries from the buyer’s solicitor

Complete the transaction and exchange contracts

Ensure any remaining mortgage is covered
